What is it and why would you want to be one?

Are you one of the hundreds of thousands of individuals who say to themselves:

 1.  You use your time and expertise to locate well priced real estate properties,  that are for sale by motivated
       sellers.

 2.   In the meantime, you have been collecting the names of individuals or companies who want
        to buy well priced real estate for investment purposes.

 3.   At this point you have three choices:

            a. You can prepare a presentation on the property to present to a potential buyer (investor).

            b. Enter into a contract with the seller with the intent of “flipping” it before you have to 
                close on it yourself.

            c. Close on the property, renovate it if needed, and sell it to an investor at a profit to you.

                What does all that mean? 
                You enter into a contract to buy the property, once you learn
                 how to negotiate a price and terms that make the property a "bargain" compared with other
                 properties on the market.

                 Alternative Number a.          You sell your contract to an investor for a finder's fee (your profit)
                                                             before you have to close title on it yourself.
                 Alternative Number b & c.   You close title on the property, do any necessary renovation and
                                                             sell it to an investor so he or she can "flip" it at a profit.

  4.  You collect your fee when the investor closes title on the property.

That’s the basics of the program.  The terms may sound confusing right now, but they will become crystal
clear once you get started. 

What do you gain by becoming a bird dog? 

You need zero money and zero credit to become involved in the program. 
     You don’t have to buy the property yourself.

  You'll pick up anywhere from $100 to maybe up to $1,000 or more on each property you “sell”.

     Note: The more complete and professional the presentation you make, the more you can
            expect to earn. If you close title on the property you'll demand a larger finder's fee because you
            contributed you time and expertise to do most of the work for your investor.

             Also, the higher price the property, the more you can expect to earn.

       real estate properties but do not have the time to find them.  You may have the time to find the

  Unless you physically close on the property prior to selling it to your buyer, you have no risk.

If you watch late night infomercials or have attended the “free” seminars that promote getting rich quick with
no money down investing, you’ve probably learned a few things: 

  Many of them are pure hype to sell videos, seminars or boot camps ranging upwards of $1,000
    or more.

 You're probably quite confused on how easy it is suppose to be to get rich using what you
    learned at those programs.

Bird-dogging or “flipping” properties for a fast profit can be very profitable provided:
